Laredo Housing Market Update: What Buyers and Sellers Need to Know in Fall 2026

Laredo's housing market has settled into something we haven't seen in a while: balance.
Prices are holding, inventory is up, and buyers finally have room to breathe. If you're thinking about buying or selling in Laredo this fall, here's where things stand.
Laredo by the numbers (August 2026)
- Median sale price: $283,500
- Homes sold: 90, up about 5% from last August
- Active listings: 482
- Months of inventory: 6.7
- Median days on market: about 63 to 69 days

Prices are holding steady
Laredo's monthly median has bounced between about $225,000 and $283,500 this year. July came in at $240,500 and August jumped to $283,500. With fewer than 100 MLS sales a month, one or two big sales can swing the median a lot, so look at the trend and not a single month. Redfin puts Laredo's median sale price at about $254,800, basically flat from a year ago.
So values aren't dropping, but they're not climbing fast either.
Inventory is the real story
At 6.7 months of inventory, Laredo sits right at the line between a balanced market and a buyer's market. For context, anything under about 4 months usually favors sellers. That shift shows up in how long homes take to sell: most need two months or more to go under contract.
What this means if you're buying
This is one of the better setups for buyers in years:
- More homes to choose from
- Time to compare instead of rushing into offers
- Room to negotiate on price, repairs or closing costs
Get your financing lined up first. A strong pre-approval still carries a lot of weight, even in a slower market.
What this means if you're selling
You can still sell for a good price in Laredo. You just can't price on hope. Buyers have options and they're comparing every listing, so:
- Price it right from day one. Overpriced homes are the ones sitting 90+ days.
- Handle repairs and curb appeal before listing.
- Expect to negotiate, and plan your timeline around a longer market time.
Why Laredo's long-term outlook is strong
Laredo isn't a typical border town. Port Laredo handles about 39% of all U.S.-Mexico trade, with more than $339 billion in imports and exports in 2024 and over 18,000 truck crossings a day. That trade base supports steady jobs in logistics, warehousing and transportation, and steady jobs keep housing demand steady.
