What's Coming to Kyle, TX: Kyle Park, New Jobs, Roads
Kyle doesn't feel like the sleepy stop between San Marcos and Austin anymore. Drive I-35 at Bebee Road right now and you'll see dirt moving on the biggest private project the city has ever had. And that's just one piece of it.
If you own in Kyle, you're thinking about buying there, or you're comparing it against New Braunfels and San Marcos, this is what's actually coming, where each project stands, and what it means for your home. Every project below links to the source so you can check it yourself.
Kyle Park: Under Construction at I-35 and Bebee Road
Status: approved and under construction.
Kyle Park is a 101-acre mixed-use project from Houston developer NewQuest. City Council approved it in December 2023, construction started in late 2025, and the official groundbreaking happened February 4, 2026, according to Community Impact.
The plan, per Community Impact:
- About 450,000 square feet of commercial space
- More than 400 apartments
- Public green space tied into the VYBE Kyle trail system
- An estimated 800 full-time jobs
- Around $250 million in total investment, the largest private investment in Kyle's history
The tenant list is the part people get excited about. Named retailers and restaurants include Dick's Sporting Goods, Barnes & Noble, HomeGoods, TJ Maxx, Burlington, Boot Barn, EōS Fitness, Chili's, BJ's Brewhouse and Dave's Hot Chicken.
Timing matters here. Realty News Report says NewQuest is speeding up site work on the big junior anchor spaces this fall, but those spaces aren't expected to be handed to retailers for their build-out until September 2027. So don't expect to shop at Dick's in Kyle next spring. This is a 2027 and 2028 story.
New Jobs: Kyle Technology Park and Dacy Business Park
Status: Phase One complete at Kyle Technology Park. Phase Three under construction at Dacy Business Park.
Retail gets the headlines, but jobs are what keep a housing market steady.
Kyle Technology Park at FM 1626 and Plum Creek Meadows just finished its first phase: three buildings with 75,000 square feet of flex industrial space. Full buildout calls for up to 11 buildings and about 300,000 square feet, with an estimated $80 million total investment.
Over on Dacy Lane across from Chapa Middle School, Dacy Business Park started its third phase on October 1. That's four more buildings and 43,050 square feet, with completion expected in early 2027. The first two phases are fully sold and leased to electricians, HVAC and plumbing contractors, machine shops and other local trades.
That second one is my favorite kind of growth. Small local businesses buying their own space is a sign people are planting roots in Kyle, not just passing through.
Roads: The Part Nobody Loves (But Everybody Needs)
Status: several projects under construction, several more in final design.
The City of Kyle's September 18, 2026 weekly report lays out where the 2022 road bond projects stand:
- Kohlers to Seton extension (I-35 to Seton Parkway): under construction
- Bebee Road (west): under construction, right next to Kyle Park
- Windy Hill Road: under construction
- Center Street (city section): under construction since June, with a detour between Veterans Drive and Ranger Street
- Old Stagecoach, Bunton Creek and Kyle Parkway/Lehman: final design, not yet under construction
Heads up if you commute: the westbound lane of Kohlers Crossing between FM 1626 and Benner Road is closed through December 2026 for a water line project, per the same report.
Construction traffic is annoying. But better roads to and from I-35 are exactly what makes neighborhoods on the east and west sides of Kyle easier to sell later.
City Hall Decisions Worth Watching
Two items from the city's report that matter for homeowners:
- Lower tax rate: Kyle adopted a property tax rate of $0.5460 per $100 of value for FY 2026-27, down 8.34% from the prior rate. Your appraisal still drives your bill, but a lower city rate helps.
- Short-term rentals: Council has a short-term rental regulation presentation on the agenda for October 20, 2026. Nothing has been adopted yet. If you're thinking about buying in Kyle to run an Airbnb, wait to see where this lands before you write an offer.
One more on the radar: the Crossroads District, a 34-acre project on the northeast side of Kyle with 535 apartments, retail and two hotel sites. It's proposed only. It was presented to council in March for discussion, and I haven't seen a final vote. Treat it as a maybe until it's approved.
What This Means for Kyle Homeowners and Buyers
If you own near I-35 and Bebee or Kohlers: You're about to be minutes from a regional shopping destination. Over time, that kind of convenience tends to support values. In the short term, though, you're living next to a construction zone. If you plan to sell in the next year, price for today's reality, not 2028's.
If you're buying: You can buy into the growth before the ribbon cuttings. Homes near projects that are approved and actually under construction are a much safer bet than homes near something that's only proposed. Use the status labels above when you're deciding which side of town to focus on.
If you're selling anywhere in Kyle: Lean into it. Buyers relocating from Austin want to hear about Kyle Park, new jobs and road upgrades. A good listing tells that story with facts, not hype.
If you're an investor: 800 projected jobs at Kyle Park plus new industrial space means renter demand. Just keep an eye on the October 20 short-term rental discussion before you bet on nightly rentals. Long-term rentals look like the cleaner play right now.
