New Braunfels New Construction Deals: What Builders Are Offering This Fall

Rates are up. Freddie Mac's weekly average for a 30-year fixed hit 7.40% on October 8, the highest it has been in almost three years. A lot of buyers saw that number and decided to wait.

Builders saw the same number. And they still have houses to sell. That is exactly why fall 2026 might be the best window we've had in a while to buy a brand new home in New Braunfels.

Builders are hungrier than they've been in years

The National Association of Home Builders surveys builders every month. In September, builder confidence dropped to 32, tied for the lowest reading in more than three years. Look at what they're doing about it:

  • 66% of builders are using sales incentives, the highest share since December
  • 38% are cutting prices outright
  • The average price cut is 6%

That's national. Locally it looks the same. On NewHomeSource, filtering New Braunfels for builder promotions pulls up 97 communities flagged with "Hot Deals" in and around town, with several in Seguin and Schertz also tagged "recently reduced." Mayfair, Veramendi, Meyer Ranch, Legacy at Lake Dunlap, Sunflower Ridge, Park Place, Meadows at Clear Springs. If it's being built in New Braunfels right now, odds are somebody is running a promo.

A real example: what one builder is offering right now

D.R. Horton's Mayfair page is a good look at how these deals actually work. As of today it shows two offers:

  • Red Tag Sales Event: special pricing on select homes plus all closing costs paid. Contract between October 5 and November 2, 2026, close by November 30, and you have to finance through their lender, DHI Mortgage.
  • Build to Order: up to $25,000 in flex cash toward closing costs, options or upgrades if you buy before construction starts. Contract by December 31, 2026 and close by January 31, 2027.

Read the fine print and you'll notice the catches. Closing costs paid doesn't cover your escrow for taxes and insurance, mortgage insurance, discount points or HOA fees. The two offers can't be stacked with other D.R. Horton offers. And the flex cash can't be used to lower the price. That's normal. Every builder has fine print, and every promo is built to move a specific set of homes on a specific timeline.

Mayfair listings on that page started around $309K the day I checked, with homes from about 1,346 to 2,892 square feet and Mayfair Elementary right inside the neighborhood. Prices and promos change weekly, so treat those as a snapshot, not a quote.

Why the rate buydown is usually the incentive to go after

Most builder deals give you a pile of money and let you pick where it goes. Upgrades are tempting. Quartz and a bigger patio look great on a tour. But at 7.40% rates, putting that money toward your interest rate usually does more for you.

Quick math on a $340,000 loan, principal and interest only:

  • At 7.40%: about $2,354 a month
  • At 6.40%: about $2,127 a month

That's roughly $227 a month, or over $2,700 a year, that stays in your pocket. Upgrades can be added later. A lower rate on day one can't be added later without paying to refinance. Whether a builder's money buys a full point, a temporary 2-1 buydown or a permanent lower rate depends on the builder and the lender, so get it in writing and compare it side by side.

The New Braunfels angle: inventory homes vs. build to order

New Braunfels has two kinds of new construction deals running at the same time, and they work very differently.

Quick move-in homes are already built or close to it. Builders carry those on their books every month they sit, so that's where you'll see the biggest closing cost packages and price cuts, especially near the end of a quarter or the end of the year. If you need to move by the holidays, start here.

Build to order means you pick the lot and the plan before they pour the slab. You'll wait months, but you get to choose finishes, and builders like D.R. Horton are dangling flex cash to get you to commit early. Good fit if you're relocating in spring or selling a current home first.

Location inside New Braunfels matters too. Legacy at Lake Dunlap leans into lake access, while communities like The Overlook at Creekside put you close to I-35 and shopping. Veramendi and Mayfair are master planned with schools, trails and pools built in. School districts split across the city, so check the exact school assignment for the lot you're looking at, not just the community name.

4 mistakes I see buyers make on new builds

  1. Walking in alone the first time. Most builders require your agent to register you on the very first visit. D.R. Horton's fine print says so. Skip that and you may not be able to bring an agent in later. On most new builds the builder pays your agent, so ask before you assume you're on your own.
  2. Not comparing the builder's lender. The incentive may require their lender. Fine. Still get a second quote so you know the rate and fees are fair.
  3. Skipping the inspection. New doesn't mean perfect. Get a pre-drywall inspection and a final inspection. It's cheap insurance.
  4. Not asking what's negotiable. The advertised promo is the starting point. Blinds, fridge, landscaping upgrades, a lower lot premium. Ask.

If you're a veteran, read my post on VA loans in Schertz and Cibolo too. A lot of builder incentives stack nicely with VA financing. And if you're also looking south, I broke down Laredo builder incentives last week.

Already own a home in New Braunfels?

This matters to you too. When builders down the street are paying closing costs and cutting prices, buyers will compare your house to a brand new one with a warranty. Price and prep with that in mind. Start with a free home valuation so you know where you really stand.

Want me to find the best deal for you?

I track builder promos across New Braunfels, Seguin, Schertz, Cibolo, Kyle and the rest of Central Texas every week. Tell me your budget and your timeline and I'll send you the communities where the incentives are actually worth it. Browse current options on my New Construction Homes page, then reach out.

Call or text me at (956) 489-9752 or email allensellstx@gmail.com. I'll register you with the builder before your first visit so you don't leave money on the table.

Builder pricing and promotions change often and are subject to each builder's terms. Figures above were checked on October 15, 2026. Payment examples are principal and interest only and are for illustration, not a loan quote.
