How Much Does Real Broker Cost Agents? A Plain Breakdown
Agents ask me this all the time: "What's the catch with Real?" The short answer is there isn't much of one. The cost is low, it's predictable, and you can see your whole year's brokerage cost before you sign anything.
I've been with Real Broker since December 2023, and before that I built an organization of 43 agents at another brokerage. I've seen a lot of fee structures. Here's exactly what Real costs.
The Numbers
- Commission split: 85/15 until you cap
- Annual cap: $12,000. After that, you keep 100% of your commission minus a flat transaction fee.
- Monthly fees: $0. No desk fees, no tech fees, no franchise royalties.
- Annual fee: $900, taken as $300 out of each of your first three closings. If you don't close, you don't pay it.
- Sign-up fee: $249, one time
- Compliance and E&O fee: $50 per transaction
- Post-cap transaction fee: $285 per deal, which drops to $100 once you reach Elite Agent status
What That Looks Like in Real Life
Let's say you close 17 deals and bring in $150,000 in gross commission:
- Split until cap: $12,000
- Annual fee: $900
- Compliance and E&O on 17 deals: $850
- Post-cap fees on about 8 deals: about $2,280
Total: about $16,000 a year, or roughly 11% of your GCI. You keep about $134,000.
Compare that to a traditional 70/30 split with no cap. On the same $150,000, you'd hand the brokerage $45,000, and that's before desk fees and royalties.
The more you sell, the better it gets. Your split is capped at $12,000 no matter how big your year is.
The Part Most Agents Don't Expect: Stock
Real is a publicly traded company (NASDAQ: REAX), and it shares ownership with its agents:
- Elite Agent: Hit Elite status and you earn $12,000 back in REAX stock. Your post-cap fee also drops to $100.
- Cultural Award: Help train and support other agents and you can earn another $8,000 in stock.
So for productive agents, a big chunk of the cap can come back to you as equity.
"But It's a Cloud Brokerage. Where's the Support?"
Fair question. Real is cloud-based, which is a big part of why it's so cheap. You're not paying for an office you rarely use. But Real also has agent-owned Office Hubs for in-person trainings, and any Real agent can use any hub for free.
You get the low cost of a cloud brokerage without being on your own.
